With MVN’s expertise in system integration, this 68,500 SF warehouse and accompanying office space were equipped with mechanical and electrical solutions tailored to their distinct operational needs. The office areas provide efficient comfort for staff, while the warehouse infrastructure supports large-scale storage and logistics through reliable ventilation, climate control, and optimized power distribution. The design emphasized performance, compliance, and adaptability to future tenant requirements.

Mechanical Design

Systems were engineered to meet office and warehouse needs. Office areas were conditioned with rooftop units (RTUs) for consistent comfort, while warehouse ventilation maintained air circulation and indoor air quality in line with code requirements. Energy modeling validated performance, reducing operating costs, and mechanical routing was coordinated with architectural and structural elements for seamless integration and maintainability.

Electrical Design

Infrastructure was streamlined to support both office and warehouse functions. Lighting was designed with photometric analysis to ensure safe illumination under normal and emergency conditions, while energy-compliant controls improved efficiency and flexibility. Circuits and outlets were distributed to power office technology, warehouse equipment, and HVAC systems, creating a durable backbone adaptable to future tenant requirements.

The mechanical systems were tailored to the building’s mixed‑use operations. Key design elements include:

  • First‑floor kitchen exhaust terminated with a wall‑mounted blast fan, supported by a makeup air unit located outside the building.
  • First‑floor retail space served by a fan coil unit paired with a gas‑fired furnace.
  • Second‑floor retail tenant similarly equipped with a dedicated fan coil and furnace system.
  • Each dwelling unit on upper levels provided with its own fan coil unit for independent comfort control.
  • Condensing units strategically located at grade level outside the building for efficient operation and service accessibility.

Electrical systems were designed to meet the varied needs of restaurant, retail, and residential spaces. Key highlights:

  • Existing services leveraged with new panels provided as required to support tenant improvements.
  • Kitchen areas on the first level equipped with GFI outlets for safety compliance.
  • Retail and dwelling units fitted with outlets in full compliance with code.
  • Lighting design incorporated aesthetic round fixtures, coordinated with the architect’s reflected ceiling plan (RCP).
  • Lighting ensures both functionality and visual appeal across all restaurant, retail, and residential spaces.
