With MVN’s expertise in system integration, this 20,000 SF warehouse and 2,500 SF office were equipped with mechanical and electrical solutions tailored to their unique functions. The office space delivers efficient comfort for staff, while the warehouse infrastructure supports storage and logistics through reliable ventilation, climate control, and optimized power distribution.

Mechanical Design

Mechanical systems were tailored to address the contrasting needs of office and warehouse functions. The office area was conditioned using rooftop units, ensuring consistent heating and cooling across the two-story layout. Warehouse ventilation strategies were designed to maintain proper air circulation and indoor air quality, with airflow balanced to meet code requirements and operational efficiency. Energy performance was validated through modeling tools, aligning the design with compliance standards and reducing long-term operating costs.

Electrical Design

Electrical infrastructure was streamlined to provide reliable service across both office and warehouse areas. Lighting systems were installed with photometric analysis to ensure safe illumination under both normal and emergency conditions. Energy-compliant controls were integrated to deliver efficient and flexible operation. Outlets and circuits were distributed to support office technology, warehouse equipment, and HVAC systems, establishing a durable electrical backbone that can adapt to future tenant requirements.

The mechanical systems were tailored to the building’s mixed‑use operations. Key design elements include:

  • First‑floor kitchen exhaust terminated with a wall‑mounted blast fan, supported by a makeup air unit located outside the building.
  • First‑floor retail space served by a fan coil unit paired with a gas‑fired furnace.
  • Second‑floor retail tenant similarly equipped with a dedicated fan coil and furnace system.
  • Each dwelling unit on upper levels provided with its own fan coil unit for independent comfort control.
  • Condensing units strategically located at grade level outside the building for efficient operation and service accessibility.

Electrical systems were designed to meet the varied needs of restaurant, retail, and residential spaces. Key highlights:

  • Existing services leveraged with new panels provided as required to support tenant improvements.
  • Kitchen areas on the first level equipped with GFI outlets for safety compliance.
  • Retail and dwelling units fitted with outlets in full compliance with code.
  • Lighting design incorporated aesthetic round fixtures, coordinated with the architect’s reflected ceiling plan (RCP).
  • Lighting ensures both functionality and visual appeal across all restaurant, retail, and residential spaces.
