MVN Engineering Services provided a complete mechanical, electrical, and plumbing design for a 12,800 sq. ft. market store retail shop, with scope encompassing tenant improvements and the addition of new areas. The project was carefully engineered to integrate existing infrastructure with new requirements, ensuring efficiency, reliability, and compliance across all systems.

Mechanical Design​

The mechanical systems utilized existing rooftop units to serve the original areas, while a new rooftop unit was added to accommodate the expanded space based on detailed load calculations. The project also included a dedicated kitchen exhaust system paired with a makeup air unit to maintain ventilation standards and operational comfort. The sales area was served by three dedicated rooftop units, ensuring consistent climate control and customer comfort throughout the retail environment.

Plumbing Design​

Gas service was provided to both the rooftop units and kitchen equipment, supporting reliable operation. A gas‑fired water heater with a recirculation loop was installed to ensure efficient hot water delivery across fixtures. For grease waste management, the existing 1,250‑gallon gravity grease interceptor was utilized, meeting environmental and operational requirements while optimizing resources.

The mechanical systems were tailored to the building’s mixed‑use operations. Key design elements include:

  • First‑floor kitchen exhaust terminated with a wall‑mounted blast fan, supported by a makeup air unit located outside the building.
  • First‑floor retail space served by a fan coil unit paired with a gas‑fired furnace.
  • Second‑floor retail tenant similarly equipped with a dedicated fan coil and furnace system.
  • Each dwelling unit on upper levels provided with its own fan coil unit for independent comfort control.
  • Condensing units strategically located at grade level outside the building for efficient operation and service accessibility.

The plumbing design presented unique challenges due to the absence of an external grease interceptor:

  • below‑floor grease interceptor engineered to serve the basement restaurant space — meeting all regulatory and operational requirements.
  • Each floor equipped with a gas‑fired water heater to provide reliable hot water service across residential and retail tenants.
  • System designed for efficiency, compliance, and long‑term durability throughout the building’s mixed occupancies.
