MVN’s technical expertise and dedication to performance-driven design, this 55,000 SF office tenant improvement project was equipped with mechanical and electrical systems that elevate functionality into a seamless backbone of workplace comfort, efficiency, and acoustic control. The result is an environment that supports productivity, collaboration, and long-term operational sustainability.
Mechanical Design
The mechanical design retained the existing duct mains to optimize resources and minimize disruption, ensuring continuity with the base building system. New VAV units were installed for tenant spaces and carefully integrated into the existing mains to deliver precise zone-level temperature control. A dedicated exterior zone was designed and equipped with reheat heating coils to maintain occupant comfort across varying perimeter conditions. Enclosed offices and conference rooms were provided with sound-boot assemblies to ensure speech privacy and acoustic integrity in sensitive spaces. Energy compliance was verified using advanced modeling tools, aligning with efficiency standards while reducing operating costs and supporting sustainable office operations.
Electrical Design
The electrical design reused existing panels for power distribution, maximizing efficiency and reducing unnecessary infrastructure replacement. New lighting systems were designed and implemented, supported by detailed photometric calculations for both normal and emergency conditions. Code-compliant lighting controls were integrated to ensure adherence to energy standards and provide flexible, user-friendly operation. New outlets were installed throughout tenant spaces to support modern workplace technology and equipment needs, while reliable power connections were delivered to new HVAC and plumbing equipment, ensuring seamless integration of mechanical and electrical systems.
