MVN Engineering Services provided a comprehensive mechanical, electrical, and plumbing design for a 6,000 sq. ft. medical office building. The facility includes a reception and waiting area, exam rooms, offices, and an imaging room on the first level, with a second level dedicated to physical therapy at the front of the building. The rear portion houses a kitchen and storage room. Each system was carefully engineered to ensure patient comfort, staff efficiency, and compliance with healthcare standards, while integrating seamlessly with existing building services.
Mechanical Design
Two new rooftop units were installed to serve the building, providing reliable air conditioning and climate control across both levels. Air distribution was designed with zoning strategies to balance comfort between exam rooms, therapy areas, and administrative spaces. Restroom exhaust was terminated through the roof to maintain proper ventilation, while the imaging room was served with non‑ferrous duct material to meet specialized healthcare requirements.
Electrical Design
Electrical systems included GFI outlets near hand sinks to meet safety standards, along with normal outlets in exam rooms, offices, and support areas as required by code. Lighting was designed with 2×2 fixtures, coordinated with ceiling types to provide uniform illumination across clinical, therapy, and administrative spaces. Existing electrical services were leveraged to distribute power efficiently, meeting all new tenant requirements while optimizing resources.
Plumbing Design
Each exam room was equipped with a dedicated hand sink to support hygiene and patient care, while restroom plumbing design followed standard healthcare requirements. An insta‑gas water heater was installed to provide efficient hot water delivery throughout the building. The plumbing layout was optimized for reliability and compliance, ensuring smooth operation across patient, staff, and support areas.
