Project Description

This project includes comprehensive mechanical and electrical engineering design services for the remodeling of a 6-story IT office building totaling 170,000 square feet. The work supports architectural revisions and addresses code compliance, energy efficiency, acoustic comfort, and modern system integration. All deliverables are prepared for plan check approval and construction execution

Mechanical Engineering Scope

  • System Assessment: Evaluate existing HVAC units and ventilation infrastructure for potential reuse or replacement.
  • Demolition and Retrofit: Provide demolition plans and design new VAV systems and ductwork layouts tailored to remodeled spaces.
  • Air Distribution: Design efficient air distribution layouts with attention to zoning and acoustic performance.
  • IT Room HVAC: Provide a dedicated DX system to maintain controlled conditions in the IT/server room.
  • Exhaust Design: Develop code-compliant exhaust systems for remodeled areas, including restrooms and other enclosed spaces.
  • Ventilation Compliance: Ensure compliance with California ventilation code requirements based on the updated floor plan.
  • Controls: Design control systems for HVAC equipment including DDC zoning, temperature reset, occupancy scheduling, and integration with the building management system (BMS).
  • Energy Compliance: Ensure HVAC systems meet California Title 24 energy requirements using load calculations, high-efficiency equipment, and energy-saving control strategies.
  • Documentation: Deliver complete mechanical plans, equipment schedules, control diagrams, and technical details.

Electrical Engineering Scope

  • System Assessment: Review existing electrical service, panel capacities, and feeder sizing; plan upgrades where necessary.
  • Power Distribution: Provide a revised power plan based on demolition and new architectural layout, including new panelboard circuits.
  • Lighting Design: Design new lighting layouts with fixture selection and perform photometric calculations for interior and exterior areas.
  • Emergency Lighting: Provide compliant emergency lighting layouts, including egress lighting and supporting photometry.
  • Panel Schedules and Diagrams: Update panel schedules, load summaries, and provide an updated single-line diagram.
  • Controls: Provide lighting control design including automated time-based control, occupancy sensors, daylighting, and Title 24-compliant zoning.
  • Energy Compliance: Ensure lighting and power systems meet California Title 24 energy standards, with LPD analysis, automated controls, and documentation prepared using EnergyPro.

The mechanical systems were tailored to the building’s mixed‑use operations. Key design elements include:

  • First‑floor kitchen exhaust terminated with a wall‑mounted blast fan, supported by a makeup air unit located outside the building.
  • First‑floor retail space served by a fan coil unit paired with a gas‑fired furnace.
  • Second‑floor retail tenant similarly equipped with a dedicated fan coil and furnace system.
  • Each dwelling unit on upper levels provided with its own fan coil unit for independent comfort control.
  • Condensing units strategically located at grade level outside the building for efficient operation and service accessibility.

Electrical systems were designed to meet the varied needs of restaurant, retail, and residential spaces. Key highlights:

  • Existing services leveraged with new panels provided as required to support tenant improvements.
  • Kitchen areas on the first level equipped with GFI outlets for safety compliance.
  • Retail and dwelling units fitted with outlets in full compliance with code.
  • Lighting design incorporated aesthetic round fixtures, coordinated with the architect’s reflected ceiling plan (RCP).
  • Lighting ensures both functionality and visual appeal across all restaurant, retail, and residential spaces.
