Leveraging MVN’s expertise in performance-driven design, this 20,000 SF office tenant improvement project was delivered with mechanical and electrical systems that enhance workplace comfort, efficiency, and long-term reliability. Mechanical Design
A VRF system was implemented to provide flexible, efficient heating and cooling throughout the office. Existing outside air provisions from the shell space were utilized, ensuring proper ventilation without major disruption to the base building systems. Special consideration was given to acoustic performance, with treatments integrated to minimize noise transfer and create a comfortable environment for focused work and meetings.
Electrical Design
The electrical design reused existing power infrastructure while introducing a new sub-panel to support tenant needs. New lighting systems were installed, supported by photometric analysis to ensure balanced illumination and code compliance. Controls were integrated for energy efficiency, while outlets and circuits were coordinated to serve office technologies, HVAC equipment, and collaborative spaces
